Tours and visits
Drop-in tours are always welcome during office hours. If you prefer to plan ahead, you can schedule a tour online through our website or give our leasing team a call. We would love to show you around!
Application and Leasing
Applying is simple and can be done fully online. Just visit the floor plans page on our website, choose the layout that works best for you, check availability, select “lease now” and follow the application steps to get started.
You will need a valid government-issued ID and proof of income. Once you begin your application, we will guide you through exactly what is needed so you feel confident every step of the way.
Applicants must earn at least three times the monthly rent. Guarantors must earn five times the monthly rent.
We currently offer 12 month lease terms.
For the comfort of all residents, subleasing is not permitted at The Mallory.
Renter’s insurance is not required, though many residents choose to carry a policy for added peace of mind.
When your lease is nearing expiration, simply notify the leasing office. We will send your renewal offer by email for review and electronic signature, making it quick and convenient.
At this time, we do not participate in affordable housing programs.
Move-In and Move-Out Support
Yes, standard application and administrative fees apply. Our leasing team will provide a full breakdown so you know exactly what to expect.
Yes. We partner with Updater to make your move easier. They provide helpful checklists, reminders, and step by step guidance to keep everything organized.
You are welcome to make your apartment feel like home! We simply ask that everything be returned to its original condition when you move out. No permanent changes or alterations to the space are permitted.
We understand that plans can change. If you need to end your lease early, here’s what the process looks like:
Sign a Buy-Out Agreement with the leasing office.
Submit a written 60-day notice of your intent to vacate.
Remain rent responsible during the 60-day notice period.
Pay a termination fee equal to two months’ rent.
Repay any concessions received, if applicable.
Our team is always available to walk you through the details and answer any questions so you feel fully informed before making a decision.

You will submit a written 60-day intent to vacate and complete a formal Notice to Vacate form. Keys must be returned on your scheduled move-out day.
Security deposit refunds are processed within 30 days.
Fees and Payments
The standard security deposit starts at $300 and can go up to one month’s rent depending on screening results. It is due prior to key release.
Utilities are not included in the monthly rent.
Residents may choose between AT&T Fiber and Spectrum Fiber for high-speed internet service.
Rent payments are made conveniently through the online Resident Portal.
There is a $53 monthly community fee that includes pest control, renter’s insurance, and valet trash service.
Parking
Yes, parking is available for residents and there are no additional parking fees.
There are no formal restrictions on overnight guests. We simply ask that all guests respect the community and your neighbors.
At this time, EV charging stations are not available.
Maintenance and Requests
Maintenance requests can be submitted through the online Resident Portal. You may also call, email, or stop by the leasing office if you prefer to speak with someone directly.
Our team works hard to address maintenance requests within 24 to 48 hours. Emergency requests are prioritized and handled as quickly as possible.
Pets
Yes. The Mallory is a pet-friendly community in Rayleigh, NC welcoming up to two pets per apartment home.
There is a non-refundable pet fee ranging from $350 to $550 per pet, along with monthly pet rent between $20 and $35 per pet.
We do not have breed restrictions on site. Pet fees and pet rent are determined through PetScreening and are based on factors such as breed, weight, and vaccination records.
We offer a convenient on-site Pet Spa to make bath time easier and more enjoyable for you and your furry companion.

We use a secure LuxerOne Package Room. Carriers deliver and log packages in a secured area, and residents receive a unique access code for 24/7 pickup. It’s convenient, secure, and designed to fit your schedule.

Yes. Virtual tours are available for those who prefer to explore from the comfort of home.

Yes. We host monthly resident events designed to help neighbors connect, relax, and enjoy life at The Mallory together.
Quiet hours are observed daily from 9:00 PM to 6:00 AM to help ensure a peaceful environment for all residents.
You can report concerns by walking into the leasing office, sending an email, or calling the office directly.
During quiet hours, a law-enforcement liaison can be reached by dialing the office number and following the prompts.
